Schedules of Condition and Dilapidations: Whether your lease is just beginning and you need to record the condition of the property or it’s coming to an end, and repairs are required, we can produce photographic and worded Schedules of Condition and Dilapidations. Whether acting for the landlord to recover costs, or for the tenant to minimise costs, Preston Bennett can advise on how best to proceed.

Leasehold Reform and Enfranchisement (Residential Leases Extensions): Is your property un-saleable with its existing short lease? Have you been served with a Section 42 Notice by your lessee requesting a lease extension? In conjunction with Preston Bennett’s Residential Department, we provide valuations for lease extensions in accordance with the Leasehold Reform Housing and Urban Development Act 1993, and for Collective Enfranchisement, where the lessees wish to acquire the freehold interest in their block of flats.
