Commercial

Headed by Chartered Surveyors Ronald Preston FRICS and Katie Meltzer MRICS, who is also a Registered Valuer, Preston Bennett Commercial has over 50 years’ experience in the commercial property market.

Acting for both landlords and tenants, Preston Bennett Commercial provides a wide range of services including:

  • Sale and letting of all types of commercial property, including retail, office, industrial and leisure

  • Marketing of single shop units to multi-let buildings and mixed use schemes, to secure quality tenants with good covenant strength from our extensive client database

  • Advising on acquiring/selling commercial investments

  • Rent Reviews and Lease Renewals: Has your lease come to an end? Is your rent due to be reviewed? Our surveyors will measure and inspect your property, interpret your lease and all relevant legal documentation and with the knowledge of the local market and the help of commercial agency transactions handled by Preston Bennett, assess the market rent. We can provide rental valuation reports, as well as handling negotiations.

  • Schedules of Condition and Dilapidations: Whether your lease is just beginning and you need to record the condition of the property or it’s coming to an end, and repairs are required, we can produce photographic and worded Schedules of Condition and Dilapidations. Whether acting for the landlord to recover costs, or for the tenant to minimise costs, Preston Bennett can advise on how best to proceed.

  • Market Valuations – Freehold and leasehold valuations of all types of commercial property, as well as residential properties, for Pension Funds, Probate, Capital Gains Tax or any other purpose.

  • Leasehold Reform and Enfranchisement (Residential Leases Extensions): Is your property un-saleable with its existing short lease? Have you been served with a Section 42 Notice by your lessee requesting a lease extension? In conjunction with Preston Bennett’s Residential Department, we provide valuations for lease extensions in accordance with the Leasehold Reform Housing and Urban Development Act 1993, and for Collective Enfranchisement, where the lessees wish to acquire the freehold interest in their block of flats.
