An Exciting Period of Growth for Preston Bennett's Planning, Land and Development Departments

The result of the property market’s current buoyant state, as well as the proposed amendments to the Permitted Development Rights having come into effect at the end of May this year, have seen numerous projects come to fruition.
In an effort to stimulate the housing market whilst making use of underutilised commercial property, the above-mentioned amendments specifically allow for the conversion of B1 office space to residential use. These reforms have seen Preston Bennett successfully acquire property for clients including an existing office building in Bushey Heath which has led to the submission of various applications for residential conversions. Similar applications have been made for two further schemes in the London Borough of Harrow, with a number of similar projects in the pipeline.
“Over the past three to six months, we have submitted numerous applications to a number of local authorities in the areas of Barnet, Harrow, Hertsmere, Ealing and Hillingdon. These are specifically focused on residential schemes with elements of mix use including supermarkets, leisure and educational facilities,” says Director Richard Henley.
“As the economy starts to improve and confidence returns to the market, we have seen an increase in the number of individuals and developers who are looking to develop their property assets. So we work with them to plan for the future while simultaneously achieving growth. With our dedicated team of Chartered Town Planners, we provide a one-stop shop for all planning advice, pre-application and the full planning application process. Our planning department is growing in strength following the appointment of a further Town Planner, Paul Jenkins (ex-Westminster City Council), and we are now looking to recruit a further Town Planner as our reputation and the notable results of the department have led to us taking on a wide range of interesting and larger scale projects,” he concludes.
A recent successful project is The Majestic Wine Site, on behalf of the Winston Group. Located in Bushey Heath, the planning for this scheme has been secured and will see the existing car wash and MOT garage being redeveloped into nine luxury residential apartments.
Further similar projects are being progressed through the planning system including 44 units and ground floor supermarket in the town centre of Greenford, and 150 units in Borehamwood. Further suburban locations and Green Belt sites are being advised on.
