Making dreams come true

When Diptesh and Minta Patel saw the ideal new home for their growing family they, liked thousands of others, hoped that the process of buying and selling would be comparatively easy, fast and stress-free. Thanks to Preston Bennett and their close associate IFA, First Financial it was, but it all came down to the professionalism and teamwork that they both brought to bear on the whole transaction.
“With our 20-month old identical twin girls, Diya and Disha, we knew that we needed to move home and obviously wanted to do it as economically as possible,” said Diptesh. “Therefore the attraction of using an online agent was our first move, but this proved totally useless. They promised to sell quickly and cheaply but they completely let us down!”
The pressure was on, especially as Diptesh was not in a position to reserve the new home they wanted until he had secured a buyer on their existing house. Speed was of the essence if he was not to lose the ‘home of their dreams’ at Oakwood Gardens, Oxhey.
So, Diptesh put the complete transaction – buying and selling – into the hands of Preston Bennett who were the selling agent for the Crest Nicholson development . They also needed to sell their existing home in Stanmore, which Preston Bennett’s Residential Sales team were instructed on.
“Preston Bennett took ownership of the problem straight away and were immediately proactive. Daniel Harris found a buyer for our home in a week – with eventually two keen buyers vying for our house. His colleague, Mark Rubin, then tied up the sale for us. Preston Bennett’s fees were higher than the online agent but it was worth every penny!” said Diptesh Patel.
At the same time, Diptesh needed to ensure that the necessary finance was in place to buy the new house and via James Zamchick, New Homes Associate Director at Preston Bennett, he was introduced to First Financial. They have had a long working relationship with Preston Bennett and are a highly experienced IFA and mortgage advisors.

First Financial have their own research department and are completely independent. They have the experience over 16 years to undertake extensive research and due diligence to find the right deal for clients and Diptesh was no exception.
“We were able to restructure a bespoke deal that not only met the lender’s criteria but also was affordable and timely for Diptesh,” said First Financial M.D., James Caplan.

As with all property transactions, the time pressures began to build and everyone was motivated to move quickly to ensure that the complete deal for Diptesh and his family went through without further delay.
