Donâ AC;™t Miss Out, The Time To Buy Is Now Says CALA Homes

19th Aug 2015

Upmarket housebuilder CALA Homes has been experiencing a surge in demand since the launch of its flagship development Millbrook Park in Mill Hill at the beginning of June. So far 11 apartments and three townhouses have been sold and the second phase of properties has had to be released ahead of schedule to satisfy interest.

Chris Roads, sales and marketing director for CALA Homes North Homes Counties comments, “With months of pre-election uncertainty well and truly over, we are witnessing confidence returning to the market with buyers in a more informed position to make the decisions they were putting off. The election result, better mortgage availability and continuing low interest rates has led to an upturn in demand and house prices across the UK have risen another 0.1% from June to July to hit an all-time price high for the second month in a row*.

“Millbrook Park is an extremely desirable area to live in and this has been reflected in the demand we have seen to date for the new homes. With its village charm and great outdoors, Mill Hill is very popular with families looking to move from more expensive areas of North London such as Highgate and Hampstead to get more space, to be close to some of the capital’s best schools, and for the semi-rural aspect. For first time buyers looking to get on the property ladder, Mill Hill offers a great mix of high street names and independent shops, cafés and restaurants and commuters love the nearby M1 and 20 minute train journey to into the city.

“Bring all these factors together and the message is clear - if you want to move, don’t wait or you could risk missing out on the right home and the right deal for you.”

Amongst the homes currently available at Millbrook Park is the impressive four storey Folly. Offering flexible space for both relaxing and entertaining, it has a large kitchen/family room on the lower ground floor and formal lounge with balcony and dining room on the ground level. The top floor boasts the master bedroom suite with dressing room and large en suite bathroom, as well as a handy study. There are also two further spacious en suite bedrooms on the floor below. The Folly comes with two undercroft parking spaces and is priced at £925,950.

For larger families, the four bedroom Belmont offers an integral garage, utility/store room and bedroom with en suite on the ground floor. The first floor features a spacious kitchen/dining room and separate lounge with balcony and on the second floor is the master bedroom with dressing room and en suite bathroom, two further bedrooms, one with en suite and a family bathroom. This contemporary family home also has two undercroft parking spaces and is available at £1,095,000.

The second block of one and two bedroom of apartments which have just been released range from 538 sq. ft. to 1733 sq. ft. and feature light, spacious and stylish interiors. The open plan kitchen and living area has a German kitchen with Silestone work surfaces, integrated appliances and an electric induction hob. The spacious bedrooms also feature built-in wardrobes and there is a separate bathroom with Villeroy and Boch sanitary ware. The two bedroom apartments have an en suite bathroom to the master bedroom and balcony or private garden off the living area. Prices range from £414,950 to £899,950.

Located in the heart of the Mill Hill conservation area, Millbrook Park is set to become one of the most sought-after addresses in North London, with a thriving, sustainable community of high quality apartments and homes in a landscaped parkland setting. It will feature a range of community facilities including a new primary school, and almost six hectares of parks and open space, with far reaching views across North London. Once known as Inglis Barracks, the former Officers Mess building has been sensitively restored and the Officers’ Mess Gardens is now open for use.

Access to Central London couldn’t be easier, with the Northern Line at Mill Hill East underground station a short walk away reaching Camden in around 20 minutes, Euston in 23 minutes and Islington in 32 minutes. By car, the A1, A406 and M1 are also close by, with the M25 just over seven miles away.

Millbrook Park Church of England Primary School on the development opened in September 2014. There are also other good state primary schools in the area including St Vincent’s RC Primary, Frith Manor Primary and Mill Hill County High. Grimsdell Mill Hill Preparatory School, Belmont Preparatory School, Mill Hill School and The Mount School are all within two miles.

Mill Hill Broadway is just two miles away with a wide choice of shops and cafes or for the more avid shopper, Brent Cross with its 120 high street stores is only four miles away. There is plenty for the active to do close by with Virgin Active Health Club, Finchley Golf Club, The London Equestrian Centre and Mill Hill Country Park.
